Assistant Project Manager

Nason Construction, Inc., a quality construction management, design-build and general contracting corporation is seeking an experienced commercial Construction Assistant Project Manager for our Wilmington office.

The Assistant Project Manager (APM) will assist the project team in the submittal process, gathering information for change order, requests for information and other general correspondence that is integral to a well-run project.

DUTIES AND RESPONSIBILITIES

  • Generate standard submittal transmittals and logs for review by Project Manager.
  • Generate and Track RFI’s for review by Project Manager or Superintendent
  • Log and Track Punchlist Items with the Superintendent
  • Schedule and document project meetings as necessary
  • Assist the PM in developing and monitoring PCO and contingency logs for the respective projects.
  • Will execute as directed the tasks required to manage multiple and/or large individual projects, that are complex in nature.
  • Will track and report on project(s) financial matters including providing forecasting for assigned project costs to the Project Manager, administer all out of scope changes, and participate in the development and submittal of pay requests.
  • Will nurture relationships with our clients to act as their advocate.  Will exercise judgment on when to work directly with client and when to inform the Project Manager of client needs.
  • Will participate in the daily planning efforts, track the needs for manpower and materials, and communicate needs to the appropriate team members and enter into tracking systems.
  • Will follow the corporate processes to ensure the proper and timely closeout of projects.

REQUIREMENTS

  • Excellent communication skills a must
  • Proficiency in Microsoft Word, Outlook, Excel and Microsoft Project.  Timberline/Sage experience is a plus.
  • Must be a positive, team player with excellent multi-tasking skills.

Director of Preconstruction (member of Senior Leadership)

The Director of Preconstruction is responsible for overseeing and managing the day to day estimating efforts out of our Wilmington Office.

Duties and Responsibilities:

Preconstruction Services

The Director of Preconstruction is responsible for coordinating and managing all aspects of the preconstruction phase for the overall project. 

Conceptual Estimating

Must be able to work as part of a team with clients, architects, engineers, and subcontractors to develop detailed conceptual estimates with little or no documented plans or specifications. Should have extensive knowledge of building systems, materials, costs, and scheduling.

Estimating and Bidding

The Director of Preconstruction is responsible for all budgets, estimates and bids prepared by the estimator(s) assigned to him prior to reviewing with the CEO for final approval. 

Facilitate all activities leading up to and bid day including solicitation of subcontractors, preparation of general conditions, preparation of bid sheet, subcontractor bid summary sheets, take-offs, RFI’s to design-team, and detailed review of plans and specifications.

Subcontractor Selection/Subcontractor Relationships

The Director of Preconstruction is responsible for reviewing all proposed subcontractor lists and coordinating with Operations prior to bidding and prior to purchasing.

The Director of Preconstruction will work to develop and maintain ongoing subcontractor relationships with a goal of expanding our base subcontractor list.

Reporting

The Estimating Department will report to the Director of Preconstruction.  The Director of Preconstruction will be involved in reviews of his department.

Requirements:

5+ Years of Commercial Construction Estimating Experience.  Must have strong communication skills, a strong working knowledge of Excel, Word, On-Screen Take Off Software and Microsoft Project.

Project Manager

Nason is seeking an experienced commercial Construction Project Manager for our Wilmington office.

DUTIES AND RESPONSIBILITIES:

  • The ability to manage and lead multiple projects of varying scope and budgets.
  • Monitoring and managing project controls including budget control, schedule control and over-all project success
  • Review of all subcontractor and vendor applications for payment; review and preparation of owner and subcontractor change orders.
  • Managing the communication flow on the projects including all shop drawings, RFI’s, submittals, field bulletins, addendums, and owner and subcontractor progress meetings.
  • Financial accountability for overall cost control systems and project profitability.
  • Developing and maintaining relationships with client, design professionals, subcontractors, and vendors.
  • Leading and managing the project team, procurement processes, project schedules, owner change orders, accounts receivable, and closeout processes.
  • Working with the pre-construction team providing input on constructability, schedule, and project approach.

REQUIREMENTS:

The successful candidate will be a self- motivated individual and have a minimum of 5+ years’ experience within the construction industry with a proven successful track record. A degree in Engineering, Construction Management, or related field is preferred. Must have excellent communication skills, and proficiency in Microsoft Office, Outlook, and Excel. Experience with Timberline/Sage is a plus.

Senior Project Manager

Senior Project Manager

Nason Construction, Inc., a quality construction management, design-build and general contracting company is seeking an experienced Commercial Construction Senior Project Manager based out of our Wilmington headquarters.

OVERVIEW:

A Senior Project Manager for Nason Construction will be responsible for projects ranging from $50,000 to $30,000,000. The expectation of this seasoned construction and business professional will be to increase our market share in the region, develop stronger relationships with the local construction community, educate and eventually train the Nason construction team and to help enhance our perception to our prospective clients as the CM/GC of choice in our market. This individual will need dynamic skills such as problem solving and the ability to handle the daily challenges of managing multiple and large construction projects, and continually developing business opportunities.

DUTIES AND RESPONSIBILITIES:

  • Manage multiple and/or large individual projects, that are complex in nature

The expectation of the experienced Senior Project Manager will be to possess the dynamic skills needed to handle the daily challenges of managing multiple construction projects, while at the same time, nurturing relationships with our clients, sub-contractors and staff.  Extensive construction experience in various market segments, excellent communication and leadership skills are a must. Previous estimating experience, strong computer skills and knowledge of construction software (Sage-Timberline) are preferred.

Superintendent

Nason Construction, Inc., a quality construction management, design-build and general contracting corporation is seeking an experienced commercial Superintendent.

Superintendent Responsibilities:

  • Participate in pre-construction start up meetings and help establish a strategy for successful completion of each project assigned.
  • Thoroughly review all project documentation, prior to the start of construction, and incorporate the entire scope of services into the project schedule, logistic plans, and all other associated preconstruction planning efforts.
  • Ensure that all company policies are implemented consistently and fully on-site.
  • Safety Policy compliance as directed by Nason Construction Safety Manual.
  • Obtain and Review and all subcontractor insurance certification and assure that all subcontractor on site are working under an approved insurance certificate.
  • Oversee and train Assistant Superintendents, foremen and other project personnel as well as participating in training to advance personal knowledge and supervisory skills.
  • The Project Superintendent must complete and/or maintain quality, accurate administrative records including time sheets, daily construction reports, incident reports, material slips, EWO’s, T&M subcontractor slips, and expense reimbursement.
  • Notify and meet with all appropriate jurisdictional authorities prior to the start of construction.
  • Plan, order, and setup jobsite trailer and security, phone service, sanitary facilities.
  • Obtain and maintain on site a copy of the building permit and the original approved plans.
  • Complete all necessary preconstruction planning activities and procedures including, but not limited to, subsurface inspections and identification prior to excavations (i.e. One-Call), inspection of adjacent properties, photos of existing conditions, planning and installation of a site fence and all pedestrian access ways, setup of temporary parking for subcontractors/vendors, setup of temporary utilities and rubbish removal, and the installation of all required jobsite signage.
  • Ensure the proper installation of E&S Controls and required inspections of same
  • Setup and execute all boundary survey work and line/grade controls.
  • Complete weekly safety inspection and associated report.
  • Conduct weekly “Tool Box Talk” and require subcontractors to do the same.
  • Provide proper notification to owners/tenants of any work activities that will affect them.
