Assistant PM

DUTIES AND RESPONSIBILITIES
  • Will execute as directed the tasks required to manage multiple and/or large individual projects, that are complex in nature.
  • Will track and report on project(s) financial matters including providing forecasting for assigned project costs to the Project Manager, administer all out of scope changes, and participate in the development and submittal of pay requests.
  • Will nurture relationships with our clients to act as their advocate. Will exercise judgment on
  • When to work directly with client and when to inform the Project Manager of client needs.
  • Will participate in the daily planning efforts, track the needs for manpower and materials, and communicate needs to the appropriate team members and enter into tracking systems.
  • Will follow the corporate processes to ensure the proper and timely closeout of projects.
REQUIREMENTS
  • 2+ years in Construction Industry as Assistant Project Manager or Project Engineer
  • Excellent communication skills a must
  • Proficiency in Microsoft Word, Outlook, Excel and Microsoft Project. Timberline/Sage experience is a plus.
  • Must be a positive, team player with excellent multi-tasking skills.

Estimator

The successful candidate will be a self-motivated individual and have a minimum of 3-5 years’ experience within the construction industry and have worked for a general contractor or construction manager. A degree in engineering, architecture or construction management is preferred but not required. Must be able to communication effectively with clients, architects, engineers, subcontractors, etc.

The position will require the following:

  • A thorough knowledge of all types of building systems, materials and methods
  • Subcontractor solicitation
  • Thorough understanding of drawings and specifications
  • Preparing and reviewing bid day estimate summary sheet
  • Subcontractor scope reviews and negotiations
  • Providing conceptual, schematic and design development budgets
  • Develop of GMP
  • Provide cost saving and value engineering analysis
  • Develop scopes of work for bid packages
  • Review subcontractor bids and perform final purchasing
  • Proficiency in Microsoft Office Suite and Estimating Software a must.

Superintendent

  • Subcontractor Management: Fully plan, schedule, and coordinate all activities onsite to ensure safe, productive, and high-quality execution of the project.
  • Budget Control: Collaborate with the Project Manager to fully execute Nason’s scope of services within the approved project budget – only working outside of this budget with the full authorization of the Project Executive.
  • Resource Planning and Management: Closely manage all activities on site and evaluate the need for additional manpower and / or resources to maintain the required implementation schedule.
  • Project Planning: Work closely with the Project Manager and Project Executive to develop a CPM master project schedule and logistics plan for the entire scope of services and full duration of the project. Each should be maintained and updated regularly by the Superintendent.
  • Safety : Serve as the Safety Supervisor onsite and Nason’s Competent Safety Person on the project to ensure all safety policies are being followed and any unsafe activities are stopped immediately and corrected.
  • Quality Control: Regularly inspect and evaluate the work in the field to assure a quality installation that meets or exceeds the project design/specifications and surpasses the Clients’ expectations.
  • Communication: Regularly communicate the project’s status with the Project Manager and Project Executive, as well as the Client team, in accordance with Nason’s policies and procedures. Fully participate in all project coordination and progress meetings.
Superintendent Responsibilities:
  • Participate in pre-construction start up meetings and help establish a strategy for successful completion of each project assigned.
  • Thoroughly review all project documentation, prior to the start of construction, and incorporate the entire scope of services into the project schedule, logistic plans, and all other associated preconstruction planning efforts.
  • Ensure that all company policies are implemented consistently and fully on-site.
  • Safety Policy compliance as directed by Nason Construction Safety Manual.
  • Quality Control adherence as directed by Nason Construction Quality Control Manual.
  • Obtain and Review and all subcontractor insurance certification and assure that all subcontractor on site are working under an approved insurance certificate.
  • Oversee and train Assistant Superintendents, foremen and other project personnel as well as participating in training to advance personal knowledge and supervisory skills.
  • The Project Superintendent must complete and/or maintain quality, accurate administrative records including time sheets, daily construction reports, incident reports, , material slips, EWO’s, T&M subcontractor slips, and expense reimbursement.
  • Notify and meet with all appropriate jurisdictional authorities prior to the start of construction.
  • Plan, order, and setup jobsite trailer and security, phone service, sanitary facilities.
  • Work with the Project Manager to create and maintain an emergency phone list of subcontractors.
  • Obtain and maintain on site a copy of the building permit and the original approved plans.
  • Complete all necessary preconstruction planning activities and procedures including, but not limited to, subsurface inspections and identification prior to excavations (i.e. One-Call), inspection of adjacent properties, photos of existing conditions, planning and installation of a site fence and all pedestrian access ways, setup of temporary parking for subcontractors/vendors, setup of temporary utilities and rubbish removal, and the installation of all required jobsite signage.
  • Ensure the proper installation of E&S Controls and required inspections of same
  • Setup and execute all boundary survey work and line/grade controls.
  • Conduct weekly Foreman’s meetings.
  • Complete weekly safety inspection and associated report.
  • Conduct weekly “Tool Box Talk” and require subcontractors to do the same.
  • Provide proper notification to owners/tenants of any work activities that will affect them.
  • Perform all material take off and place orders appropriately for self-performed work.
  • Coordinate deliveries and take reasonable and proper measures to protect jobsite from theft, vandalism or damage.
  • Regularly monitor the installation of the work in the field and maintain/manage/execute Items to Complete list throughout the project. Upon completion of the project, coordinate and ensure the full and timely completion of the Punch Lists received from Design Professionals and/or Client.
  • Monitor and document equipment start-up and commissioning.
  • Participate in project close-out meetings.
  • Develop and maintain relationships with Clients, Design Professionals, and Subcontractors in an effort to develop future business opportunities for Nason Construction.
  • Actively participate in available training and development sessions/workshops and seek out and participate in additional industry related training opportunities
  • Actively participate in presentations and proposals related to new business opportunities.
REQUIREMENTS
  • Candidate must possess prior Superintendent experience, excellent communication skills, leadership skills, ability to schedule, multi-task and have strong problem solving capabilities.
  • Strong computer skills, experience with Sage (Timberline) software is preferred
